The Royal Palms is located in Playa del Carmen’s newest neighborhood. Luxury condos featuring courtyard fountains and a pool surrounded by tropical gardens.
The Royal Palms Condos is located on famous 5th Avenue and 26th Street, within walking distance to Playa’s fabulous restaurants and pedestrian promenade hosting galleries, entertainment and handicraft shops to upscale international boutiques.
All units are air-conditioned and also have ceiling fans. Units have in-suite washers and dryers, cable TV and high speed Internet data port. Four units are wheelchair accessible via an elevator.The cobble stoned streets are quiet in this safe neighborhood, only two blocks from Mamitas Beach Club, one of the finest beaches in Playa del Carmen. Mamitas Beach Club offers bar, restaurant, dive shop, water sports and lots of lounge chairs.
We have a total of 11 condo units, each one unique. The Royal Palms Condominiums are available for rent year round with a one-week minimum stay.
Smoking is permitted outside of the units on decks and patios.
Maid service is provided twice during the week.
No pets, please.
Airport transfer arrangements are available upon request.
Our reception office is open daily from 9:00 a.m. to 5:00 p.m.

As I sit in my living room, every angle from the surround couch offers peaceful views of the tropical garden and fountains; the sound of the waterfalls and fountains are relaxing and soothing. This is exactly what my family and I need for our vacation! I can enjoy the gardens from my private patio space just outside my front door. I have situated a small table and chairs so I can sit outside to read and enjoy the garden.This is a great entertaining or family suite. I have installed a 30″ T.V in the living room for the moments that I want to be kept in touch with world developments. The cablevision service offers both national and international news, English movies and cartoons for the kids. I also have VHS and DVD players because I want to be able to bring our favorite movies with us.
I love the feel of the two-story living room. The walls are glass so I can enjoy the ambient light and the view of the sky against the building. I found a wonderful fan for the living room with rattan blades.Entering the suite, you arrive in the dining room. A large, colorful Talavera style urn serves as a dining table base and supports a glass top. I can sit at the table and enjoy the view of the plants in the courtyard. All the appliances, frig, freezer, 4 burner stove, large oven and microwave are waiting for you in the fully equipped kitchen. I have installed an in-line water filtration system (ozone) in the kitchen. The kitchen has all the utensils and necessary cookware to allow you the option to partake in preparing your own meals should you wish a break from going out to the restaurants.
There is a wrought iron railing on the staircase going to the master bedroom on the mezzanine floor. The hardwood floors of the bedroom add warmth and ambiance to the feel of the bedroom. I had a full wall of closets and shelves installed in order to offer ample storage space to unpack suitcases to make this suite my home away from home while here. There is a king size bed in the master suite across from which I have a patio door going to my private balcony overlooking the gardens.
The central air conditioning is available for those hot and humid evenings, but I have also installed fans to offer a more passive form of ventilation. Open the patio doors and let the fresh air circulate.The suite bathroom upstairs has a washer and dryer installed to eliminate trips to the Laundromat. It is a large bathroom and includes a tiled bathtub, so very rare in Mexico. I have chosen blue and white Talavera bathroom accessories to help engage in the Caribbean flavor of the suite.
A Queen-size bed awaits you in the second bedroom. Again, I had constructed a full wall of closets and shelves to offer ample area to unpack. This bedroom has large windows looking onto the courtyard.The port for the high speed internet is available at the desk in the bedroom. I have enabled direct access from this bedroom to the ground floor bathroom. This is a three-piece bathroom, offering a large walk-in shower. Again, the bathroom has been decorated with Talavera tiles and accessories. My suite is perfect for two couples to share or families, and for this reason we have based the occupancy of the suite at four.
